Brisbane’s $1.5B Wellness Precinct Has Entered the Chat

Wellness, but make it riverfront

By Kiri Johnston | 20th October 2025

Brisbane’s riverfront is getting its most luxurious transformation yet, and it comes with rooftop infinity pools, hydrotherapy suites, a private members’ club, and Brisbane’s first Kimpton Hotel. Teneriffe Banks: Kokoda Property Group’s $1.5 billion riverfront development — has officially entered the chat, and it’s being dubbed Queensland’s largest residential wellness precinct.

Unlike traditional developments where wellness is an optional extra, Teneriffe Banks makes it the entire lifestyle. This Brisbane wellness real estate project includes nearly 12,000sqm of dedicated health, fitness and social amenity, making it the biggest offering of its kind in Queensland. Think mineral swimming pools on the rooftop, sauna and steam suites, cold plunges and sunrise swims overlooking the Brisbane River. No gym memberships. No commute. Just wellness woven into everyday life.

Each of the four luxury residential buildings comes with its own rooftop retreat, meaning your morning could begin in a mineral plunge pool and end in a steam room with panoramic city views. Residents also receive access to Banks Athletic — a private, residents-only health club designed around movement, recovery and mindfulness.

Then there’s The Canopy Club — Brisbane’s answer to Soho House. This private members’ club for residents features wine tasting lounges, a library, cinema, sports simulator, private dining rooms and high-end co-working spaces overlooking the river. It’s your office, your social life and your sanctuary — all in one postcode.

To top it off, Teneriffe Banks will include Brisbane’s first Kimpton Hotel Urban Resort, complete with a luxury spa, rooftop bar, pool club, fitness centre, dining venues and event spaces. The entire precinct is connected by landscaped gardens, riverfront walkways, laneway dining and boutique retail — a complete live–work–play wellness neighbourhood.

With Australia now the fourth largest market in the USD $584 billion global wellness real estate sector, Teneriffe Banks is arriving right on time. More than 200 residences — from riverfront penthouses and designer apartments to woolstore-inspired lofts — are being designed by Studio McCue, Cottee Parker Architects and Carr. A limited number of residences are currently available.

If Brisbane has ever dreamed of a world where luxury living, wellness and riverfront design exist in one postcode, this is it.
