James Street’s Next Big Move Has Just Dropped – Welcome To THE PAVILION By GRAYA

bigger, better, bolder

By Bianca Licina | 14th November 2025

Thought Brisbane’s hottest lifestyle strip had peaked? Think again. THE PAVILION by GRAYA is about to reshape James Street, transforming the old Bed Bath N’ Table site into the city’s ultimate urban playground.

Step Inside THE PAVILION

Spanning 2,700sqm of elevated retail, dining, boutique offices, and a rooftop garden with panoramic city views, THE PAVILION is GRAYA’s boldest move yet, following a record-breaking $20 million acquisition. The precinct is curating the best of Australia’s dining and retail while redefining design-led retail, dining, and workspaces. Every corner is designed to wow, offering a luxe, elevated experience that only James Street can deliver.

Design that feels alive

THE PAVILION is brought to life by globally acclaimed architect Koichi Takada, whose philosophy fuses people, planet, and city. Inspired by nature, his designs are pure, organic, and deeply considered – tall buildings that touch the earth lightly, intimate spaces that foster connection.

Global reach, local sensibility. Takada’s architecture moves with people, responds to its surroundings, and elevates daily life. Form follows nature. Spaces breathe. The Pavilion embodies this philosophy, perfectly blending city energy with a touch of the natural world.

GRAYA The Pavilion

A precinct ahead of its time

Takada’s vision is clear in every detail of THE PAVILION. The precinct makes a bold statement while respecting the street’s understated luxury, catching your eye without overpowering the surroundings. Think glass facades, flowing organic shapes, and a futuristic vibe – sleek, polished, and anything but ordinary. Clean lines meet sculptural curves and unexpected textures, creating a space that’s vibrant, playful, and made for lingering. It complements the energy of The Calile, James Street’s beating heart, while injecting a fresh, exciting new dimension to the strip.

GRAYA’s big vision

GRAYA co-founders Rob and Andrew Gray are running the show start to finish, turning their full vision into reality.

“THE PAVILION will become the centrepiece of the strip, sitting between The Calile and the soon-to-be-completed James Place. It’s shaping up to compete with the best lifestyle destinations in the world,” says Rob.

“We wanted something timeless,” adds Andrew. “A building that sits perfectly in the streetscape, celebrates the canopy and character of James Street, and leaves a legacy for decades to come.”

It’s not just retail or office space – it’s a lifestyle, culture, and city-energy hub.
