This Teneriffe Development Unlike Anything Brisbane Has Seen

one to watch

By Kiri Johnston | 25th June 2026

Luxury apartment developments are becoming increasingly sophisticated, but one new Brisbane project is taking the concept well beyond premium finishes and resort-style amenities.

Teneriffe House, Cavcorp‘s latest residential development, is set to introduce a collection of features rarely seen together in a single address, from private Sky-Pool Homes and a rooftop tennis court to future-ready mobility infrastructure and a permanently accessible public laneway that will reshape one of Brisbane’s most established riverside neighbourhoods.

Located in the heart of Teneriffe, the development has been designed to combine architecture, wellness, technology and public space, creating a new benchmark for luxury apartment living in Brisbane. Whether it’s the rooftop longevity club, private thermal pools or the creation of a new civic laneway, every element has been designed to elevate everyday living.

A new connection for Teneriffe

At the centre of the project is Teneriffe Lane, an 85-metre pedestrian connection that will transform a former private Woolstore service easement into a permanent public thoroughfare linking Wyandra Street and Helen Street.

Designed to improve walkability through the suburb, the laneway will connect the heritage Teneriffe riverwalk with nearby CityCat and bus services, while providing easier access to the Gasworks–Long Island precinct.

More than a pedestrian connection, the space has been designed as an activated destination in its own right. Surrounded by subtropical landscaping inspired by Brisbane’s outdoor lifestyle, the laneway will feature grand residential entries, water gardens, a business lounge, wine bar, book club and shaded communal spaces designed to encourage people to stop, connect and spend time within the neighbourhood.

“Teneriffe Lane is more than a laneway — it is a permanent contribution to Brisbane’s public fabric,” says Cavcorp Managing Director Damien Cavallucci.

A rooftop designed around wellness

While the public realm sits at ground level, the rooftop has been imagined as a private wellness destination for residents.

Plans include a rooftop racquet and longevity club complete with a tennis court, a 25-metre lap pool, resort-style swimming pools, spas, saunas and sun lounges overlooking the Brisbane skyline.

Across the wider development, residents will also have access to co-working spaces, acoustic meeting rooms, concierge services, golf simulators, climate-controlled wine storage, bike workshop facilities and a future-ready mobility hub featuring robotic logistics infrastructure and a dedicated Uber pick-up zone.

The result is a lifestyle offering that extends well beyond traditional apartment amenities, reflecting how buyers increasingly expect their homes to support work, recreation and wellbeing in equal measure.

Introducing sky-pool homes

Among the project’s most distinctive features are Cavcorp’s new Sky-Pool Homes, a residential concept inspired by Teneriffe’s iconic Woolstore buildings while embracing Brisbane’s subtropical climate.

Each residence will feature a private thermal plunge pool positioned on the balcony alongside generous ceiling heights, oversized glazing and expansive outdoor living areas designed to maximise natural light, ventilation and connection to the surrounding neighbourhood.

Architectural detailing, fireplaces, feature lighting and carefully curated interiors aim to deliver the scale and character often associated with standalone homes, reimagined for apartment living.

According to Cavallucci, the homes are designed around the qualities people continue to value most: space, craftsmanship, natural light and wellbeing.

A new vision for Brisbane living

As Brisbane continues to evolve, developments are increasingly expected to contribute more than new residences alone.

More than a collection of luxury residences, Teneriffe House has been conceived as a vertical neighbourhood, combining public space, wellness, architecture and innovation within one of Brisbane’s most sought-after riverside suburbs.

With a publicly accessible laneway, wellness-focused amenities, future-ready technology and a strong connection to Teneriffe’s industrial heritage, the development represents a new chapter in Brisbane luxury apartment living — one that blends community, design and lifestyle in a way few residential projects have attempted before.
