This Major New Farm Residential Development Wants To Stand Out By Fitting In
designed to belong
By Style Journos | 29th October 2026New Farm doesn’t hand out development sites easily. Leafy, tightly held, and fiercely loved by the people who live there, opportunities to build something new in the area we all know and love are becoming increasingly rare. So, when Fortis secured a 5,727sqm corner site at 7 Moreton Street to build a residential address that isn’t going to overwhelm the surrounds, it was reason enough to take notice.
The new project, Rosemont, will be a collection of 73 two, three, and three-plus residences alonside a limited collection of Penthouses, each designed for elevated suburban living without the grandeur, and built to be an extension of the street. We chat with Daniel Boman, Fortis’ General Manager for QLD, to talk through the thinking behind the project.
Designed to fit in
Through design that draws on the natural environment, defined by light and greenery, one thing that sets Rosemont apart is that the form doesn’t tower over its suburban setting. Under DKO’s direction, the architecture builds in layers, with balconies, recesses, and planting utilised throughout, so that the landscape and light carry the design rather than the facade. “The result is a composed, restrained form that settles comfortably into Moreton Street, one that feels familiar and enduring rather than imposing,” Boman says.
Designed in collaboration with DKO Architecture, with sprawling gardens by LatStudios at the centre of the whole development, it’s a unique take on suburban luxury that feels incredibly localised for the New Farm market. “Rosemont was shaped by New Farm itself, its scale, its greenery, and the quiet familiarity that defines the neighbourhood,” Boman says of the project’s inspiration.

Garden amenities
Instead of rooftop amenities, a feature becoming all the more frequent in the modern age of designing up, a landscaped central garden spanning more than 1,800sqm is placed right at the heart of the property. Designed by LatStudios, the resort-inspired setting will include a 20-metre swimming pool, wellness facilities, hot and cold plunge pools, a private library, residents’ lounge, gallery, and shared spaces.
Bringing the best of modern wellness facilities home within a space that allows residents to return to nature and connect with their neighbours was exactly the thinking behind the central garden. Boman adds, “These are spaces to move through, return to, and genuinely live within, shaped around daily ritual, from a morning swim to a shared meal, to a quiet moment held in solitude.”

Long-term living
“What Rosemont brings is a rare opportunity: a considered collection of homes that allow established locals to remain in the neighbourhood they love, in a residence designed for the next chapter of their lives.”
Perfectly proportioned for local downsizers and young families, the development has been designed primarily for owner-occupiers who understand the value of living in New Farm and are seeking a home that reflects it. With spacious layouts, generous open-air spaces, and the integration of greenery throughout the property, each moment of the day-to-day lifestyle has been carefully considered within the design. Highlighting how Rosemont has been designed with long-term living in mind, Boman says, “These are buyers who prioritise scale, quality, and a lasting sense of place over transience,” says Boman. “People looking to settle, not simply invest.”

But, to sum it all up in an elevator pitch, Boman puts it like this: “Rosemont is a rare opportunity to secure a generous, considered home framed by formal gardens in one of Brisbane’s most tightly held neighbourhoods, a residence designed not to impress on first glance, but to reward a lifetime of living.”
Private appointments are open now, ahead of public sales opening on Saturday 12th September, giving those who register early first access to the residences, the gardens, and the design detail in person. Find out more or enquire here.
